Renting
For Tenants:
Looking for a rented property is the same as looking for a home to purchase, you will need to decide on a number of factors:
- How much can you afford
to pay each month remembering to take into account all the associated utility bills.
- Furnished or Unfurnished.
- If you have pets you need to find a landlord that will except them
- Which area you would like to live in.
- Schools
- Transport links.
Once you have decided on your criteria, you will need to search for possible homes for rent. ehomes-4u has properties for rent as well as sale. Take your time, read all the information offered by the landlord. E-mail them any questions you have and finally arrange a viewing.
Viewing a property:
- Take someone with you when viewing the property - for the safety aspect and also for a second opinion.
- View in daylight -
this shows how light the property is and also enables you to view external areas.
- Ask about the
neighbours.
- How much are the utility bills?
- Visit the property more than once, ideally a different times of the day - this will give a better idea on the area and traffic noise
- What is included in the rent?
- Ask for a copy of the short hold tenancy agreement.
- If the property is furnished does the furniture meet the 1988 Fire and Safety regulations? Click here for more information.
- Ask to see certificates for the Gas and Electricity to show they have been tested and meet the current regulations.
- Go to the viewing with a list of questions.
Prior to moving in:
Before you move in ensure you are happy with the rent and what it includes. It may be worthwhile asking a solicitor to read through the short hold tenancy agreement.
- Ensure your landlord belongs to an appropriate tenant deposit scheme. Click here for more information.
- All parties must sign the short hold tenancy agreement.
- Sign and check the inventory - this will make things easier when getting your deposit back.
- Set up utility contracts - don't forget the TV Licence.
